Which homes qualify

Short answer

Splitero invests in single-family homes, condos, townhomes and 2–4 unit residences valued $200,000–$5,000,000. Manufactured and modular homes, vacant land, timeshares, houseboats, log cabins and properties on 5+ acres are excluded.

  • Trust- or LLC-held homes (case by case)
  • Some second homes / investment properties

Occupancy rules

The home generally needs to be your primary residence when the investment closes. Reviews of Splitero's terms note that renting it out afterward is allowed, and some second homes and investment properties can qualify under additional criteria.

Value range

Homes must be valued between $200,000 and $5,000,000. With a 25% maximum, a $200,000 home caps out at $50,000 — right at the $50,000 minimum, so lower-value homes leave little room.

How Splitero values your home

A third-party provider sets the Initial Appraised Value — an automated valuation for straightforward homes, or a hybrid appraisal for complex or higher-value properties. That value drives both how much you can get and the starting point for your Split Percentage.

Condos, multi-unit homes and trusts

  • Condos: eligible; HOA dues and any special assessments should be current.
  • 2–4 units: eligible residential properties; you'll typically need to live in one unit at closing.
  • Trusts and LLCs: may qualify case by case — have trust or operating documents ready.
